In the growing areas of North Las Vegas and Enterprise, high-density apartment complexes are heavily marketed as pet-friendly to attract renters. However, when you combine a high density of dogs with limited outdoor space, the shared courtyards and greenbelts become a battleground over uncollected pet waste.
When waste accumulates in these small, shared areas, the property management office faces constant resident complaints, terrible odors in the summer heat, and messy conditions right outside the leasing office doors.
The limits of maintenance staff
Most apartment communities attempt to solve the problem by assigning pet area cleanup to their on-site maintenance team. This rarely works long-term. Maintenance staff are hired to handle plumbing issues, HVAC repairs, and unit turnovers. When they are pulled away to restock waste bags or sweep a dog run, high-priority repair tickets pile up.
Furthermore, without a focus on the grounds, the cleanup is often inconsistent. If a maintenance worker is busy, the waste bins overflow, the dispensers run empty, and residents revert to leaving waste on the grass.
A commercial schedule
The effective way to manage a high-density apartment pet area is to implement a commercial waste removal schedule. By outsourcing the dirty work, property managers check the grounds are consistently cleaned while keeping their own staff focused on the buildings.
Because the accumulation is so rapid in these shared spaces, we rarely recommend a weekly schedule for a large complex. Instead, we typically propose custom daily or twice-weekly routes. Frequent visits prevent the waste from baking into the artificial turf or decorative rock during the intense Las Vegas summer, which is the primary cause of the odors that trigger resident complaints.
The scope of apartment service
A commercial plan covers every aspect of the pet areas.
Station maintenance: We monitor the inventory, restock the bag dispensers, and empty the lidded waste bins. We also inspect the hardware for damage and sweep the area around the station.
Grounds cleanup: A named, uniformed route technician sweeps the shared lawns, courtyards, and dog runs, bagging the loose waste and removing it from the resident areas.
Turf care: Many complexes use artificial turf in their dog runs. We can rinse these areas with water and apply an enzyme deodorizer spray to break down the odor-causing residue that traps heat and smells.
Accountability for the property manager
We know property managers need to justify the vendor expense to their corporate offices. Before we start, we complete an on-site walkthrough and submit a detailed written proposal. We operate under a twelve-month commercial agreement that includes a thirty-day cancellation clause.
To provide proof of service, we maintain written records and email a detailed monthly service report. We also carry general liability insurance and provide the certificate of insurance upon request, making sure the property is protected while we work.
