In Las Vegas, master-planned communities rely on Homeowner Associations (HOAs) to maintain landscaping standards. But when a community features extensive walking trails and shared greenbelts, uncollected dog waste becomes the board’s most persistent headache.
When residents leave waste behind, it violates the landscaping rules, generates constant complaints, and eventually washes into the storm drains during monsoon storms. The most effective way for an HOA to solve this problem is to remove the primary excuse for non-compliance: a lack of bags and disposal bins.
The function of a waste station
A professional pet waste station provides everything a resident needs at the moment they need it. We install durable, post-mounted stations that feature clear signage, a bag dispenser, and a lidded waste bin. The lid is crucial in the Las Vegas heat, as it traps the intense odors and keeps flies away from the walking paths.
Placement is critical to a station’s success. If they are hidden or hard to reach, residents will not use them. We provide placement guidance to make sure the stations are positioned along established walking routes, at the entrances to shared pet relief areas, and within reach of the property’s regular trash service.
The maintenance burden
Installing the hardware is only the first step. A waste station that runs out of bags or overflows with trash is actually worse than having no station at all, as it becomes a health hazard and an eyesore. Many HOAs initially assign station maintenance to their existing groundskeeping staff, only to find that the bins fill up much faster than anticipated.
This is why we provide commercial station management. We take the burden off the community’s staff by establishing a custom service schedule. Depending on the size of the community and the density of the dogs, we run routes weekly, twice weekly, or even daily.
What the service includes
During every scheduled visit, our uniformed route technician performs a complete sweep of the station.
First, we check the inventory and restock the bag dispensers so they do not run empty. We supply the bags, offering plain, biodegradable, or compostable options based on the board’s preference.
Second, we empty the lidded waste bin, tie the bag off for the property’s trash service, and place the bag in the community dumpster.
Third, we inspect the hardware. We check the dispenser locks, tighten the signs, and note if a bin lid has cracked in the sun and needs replacement.
Finally, we perform a grounds cleanup. The technician sweeps the immediate area, picking up any loose waste dropped near the station post.
Commercial accountability
HOA boards require transparency and accountability from their vendors. We operate our commercial services under a twelve-month agreement that includes a thirty-day cancellation clause, meaning the board maintains flexibility. We carry full general liability insurance and provide the certificate of insurance upon request.
To confirm the board knows what work was completed, we maintain written service records and email a detailed monthly service report. This report allows the property manager to verify the station maintenance without having to walk the trails themselves.
